Why should you remodel?

Planning on remodeling a home, kitchen, bathroom or other living spaces?

Remodeling can be a major undertaking. It is not just the expense, but also the inconvenience when considering such an undertaking. In spite of this, homeowners continue to find good reasons to proceed with a remodeling project.

Deterioration

It’s no surprise we live in a typhoon crazed country, an average of 18 typhoons a year can do serious damage to even newer built homes and spaces. A home or living space at 7 years or older often needs a much needed remodel due to unseen deterioration in walls, floors electrical wirings and ceilings. Cracked tiles, infested wooden beams, dirty bathrooms, broken or missing cabinet doors and outdated appliances don’t inspire a healthy home. A deteriorated home or living space may have simply outlived its usefulness and needs a remodel.

Resale Value

Homeowners often remodel their homes to increase the value or marketability of a property. A remodeled and attractive home will appeal to prospective home buyers more than a boring and outdated one.

Energy Savings

Energy savings might be the prime motivation for a home or living space remodel. Adding modern PVC windows and PVC skylights brings in more sunshine, reducing the need for artificial light. Energy-efficient appliances and solar water heaters cut the utility bill and place less stress on the environment.

Modern Lifestyle

A home can be pristine yet outdated. If the home looks like 1980s, but you want to live in the here and now, it is time to transform your home environment for the 21st century.

Whatever the reason, one motivation for a home or living space remodel is to arrange the room to best suit the family’s needs.

Safety, Storage & Special Needs

Many household accidents occur. You can upgrade the safety of a room or an entire home to reduce the risks of accidents and make it as safe as possible. Green materials can be utilized to improve indoor air quality.

It is sometimes necessary to remodel homes or living spaces to better accommodate the needs of disabled family members. If one of the family is in a wheelchair or no longer able to reach high cabinets, a remodel can make the room more usable. Finally, a well-designed home or living space remodel can greatly increase your storage space and ability to keep organized.

Modern Construction Equipment

Modern construction equipment has come along way, the progress of technology has added digital advances in heavy construction equipment and tools specifically intended to make construction work faster and more importantly safer!

All modern builders know that the use of heavy construction equipment is considered to be standard in today’s construction business, It ensures that the builder finish off their construction projects fast enough, and also makes sure that they are able to make save on cost with the reduced manpower and effort. Heavy construction equipment, such as, hydraulic cranes, excavators, cranes, tractors and other heavy equipment are quite important in the construction business.

Modern construction equipment has a lot of advantages, Investment in heavy equipment does cost a fortune for a construction company, but it does have advantages to make for it in the long run. Heavy construction equipment successfully reduces manual labor to a considerable extent, it also saves time and gets the whole construction projects are done faster and efficiently.

  • Modern construction equipment specifically the latest models consume less fuel, and are eco-friendly and if properly maintained can have long service life.
  • Cranes do the job of lifting up and carrying things at greater loads from one place to another faster than what manual labor could do.
  • Manually digging a stretch of earth normally used in the first phase of construction primarily for commercial buildings or home foundations, uses up a lot of man power and time. Excavators do the same work quickly and much more effectively.
  • Modern construction equipment also come attached with a GPS tracking device, which means that you don’t have to worry about your equipment from potential theft.
  • Modern heavy construction equipment are user friendly and are quite easy to handle,       a moderately skilled operator can easily be trained to do the job well.

Concrete Hollow Block Homes

Starting from the 1980’s until recently concrete homes specifically concrete hollow block homes became the popular choice. Due to environmental laws limiting wood harvesting, concrete hollow block became one of the most popular home construction material.

The Philippines is battered by an average of 20 strong typhoons yearly, concrete hollow block (CHB) homes was not only a practical solution but serves as a strong environmental protection against the yearly typhoon onslaught.

The basic CHB home was made up of walls (CHB) and floor that are concrete, the roof corrugated metal, jealousy glass windows in aluminum frames. This type of construction is very popular even in the provincial areas.

CHB homes has the following characteristics:

  1. Standard 6 inches thick (400 x 200 150mm) Concrete hollow block wall plastered
  2. Vertical steel bars which are 10mm diameter spaced 40cm from each other
  3. Horizontal steel bars that are 10mm diameter spaced 60cm from each other or laid every 3 layers
  4. Mortar mix (Cement : sand) with the ratio of 1:4 Compacted
  5. Wood/metal roof framing with Galvanized iron sheet roofing.

We specialized on providing beyond standard CHB home projects, contact us for more information. SolidACE Construction & Development Corp. at Dr. V. Locsin Street Dumaguete City or call 035 422-9478,226-2880.

Steel Framing

Building a home can be both exciting and very tedious, you need to come up with a design that's both functional, pretty and fits your budget. Other considerations include longevity of materials and disaster resilience. So in order to have the ideal home for a place like the Philippines where seasonal extreme heat and natural disasters like typhoons and earthquakes are a staple, your home must be designed made for such.

Traditional home construction in the Philippines often involves thick concrete walls with interior framing made of wood; even the roof framing is sometimes made of wood also. What if I told you that this is a totally bad combination? The thick concrete walls trap heat during the day and will make your air conditioner work extra hard even during the night as it tries to get rid of the absorbed and stored heat in the walls, this is especially bad for a house without air condition since the heat is trapped until late evening.

Then come the rainy seasons bringing cool and damp air, wrecking havoc to the interior wooden framings of the house, they become soaked with the humid air and expand so that sometimes your doors don't even fit to their frames anymore. The constant expansion due to moisture and drying during the hot season means that your wooden frames will often become brittle, soggy or attract termites.

steelframing

The solution to the above problem is having light interior wall partitions such as plaster work, gypsum boards and similar finishes framed with light metal frames ensuring that little heat get trapped and there are is no structural wood elements that would expand and deform because of moisture and heat. Metal frames are also very easy to install since they are prefabricated to have rivet and screw slots and various joints for any purpose, making them highly adjustable and customizable.

The result is fast and easy work using cheap yet strong materials that would lower the total cost on your bill of materials. They are also easy to replace so if ever you would want to remodel the interior of your home it takes lesser work removing and adding walls. Steel is also more flexible so it merely flexes a little and goes back to its original shape in a slight earthquake resulting to no damage, compared to concrete that might show visible signs of cracking after small earthquakes.

Steel is recyclable so it does not hurt the environment compared to cutting down trees for lumber. So remember, to get an affordable and safe home that can withstand the hot and wet months as well as take slight tremors like a champ, go for metal framing for interior walls and steel trusses for roofing.
