Building a new home? Choose the right Builder Part 2

VIEW PART 1 HERE

If you already shortlisted the home builders that you chose, it is a good idea to visit their projects and examine a home, look at construction details, including the cabinetry, decorative moldings and even the paint job.

Is the work solid or were some corners cut? Don’t be afraid to ask questions, most home owners are more than willing to give you tips and advises to deal with their home builder.

Give importance about value, not just price. Just because a home is less expensive than another doesn’t mean it’s a better value.

Likewise, an expensive home doesn’t assure higher quality or better built quality. Give importance in the aspect of value which is design quality. Is the home design suited your lifestyle?

Is there enough living space and storage space? How much upkeep will be required? Ask a lot of questions and be sure to note down the answers from other home owners who are clients of your short listed home builders.

Many builders have their own warranties on workmanship and materials. Others offer warranties backed by insurance companies. Before you commit to a builder, have a clear understanding of your coverage should something go wrong. You’ll also want to know about the service you’ll receive after your home is built. Other important questions to ask home builders include:

  • How long has the company been in business?
  • Who do you contact for customer service after the construction?
  • What responsibility does the builder assume for the work of the subcontractors? Who will be responsible for correcting problems?
  • Does the builder use state-of-the-art energy features? Equipment, windows, doors, insulation, design and landscaping can all affect a home’s energy efficiency.
