Single Storey homes vs Multi Storey Homes

Majority of the homes in the Philippines with a very few exceptions, are either a single storey home or a two storey home. Single storey homes and multi storey homes have their own unique advantages and disadvantages which must be taken into account as you consider which type of home you will be building as an investment.

Benefits of Single Storey Homes

In the Philippines, people living with their parents or retirees often prefer single storey homes because there are no stairs to worry about. Single storey homes are also popular with families with young children because it’s easier to keep an eye on the kids and again stairs will not pose any safety risk.

Single Storey homes have simpler layouts and can be majority of the time cost effective to build than a two storey home. Modern Philippine homes are heavily using concrete, it takes time for concrete to cure leaving construction schedules for multi storey homes longer to complete than single storey homes.

Benefits of a Two/Multi Storey Homes

Although majority of the reason most Filipinos opt for a two storey house design is the affordability of a smaller lot size, another advantage of a double storey home is that although construction costs may be higher, they can be built on less expensive lots which could translate to affordable prices.

Two storey homes in the Philippines can be built on as small as a 250sq/m piece of land, although 300-350 sq/m would be ideal, this means saving money on buying a larger lot, which can be directed into the house. Two levels enable multiple living options.

In some areas where flooding is very common, two level homes are the more practical option, as the Philippines is no stranger to floods and heavy rain downpour in the typhoon season.
